The things people ask about Keyring.

Does it work with my property-management software?

Not yet. Keyring connects to Follow Up Boss, Google Calendar, Gmail and Drive today — it does not read a property-management or accounting platform. Tenancy details come from the record you keep and from you. More integrations come through the beta, prioritized by what members actually use, so tell us your stack during onboarding.

How does it decide what is urgent?

From the tenancy and your own priority rules, read off the property record — not from a legal category it worked out itself. Loss of heating or hot water, water ingress and anything about safety go to the top; a chipped tile does not become urgent because it was reported angrily. If the record does not say, it asks you rather than deciding.

Does it know the law where I operate?

No, and it is built not to pretend. It never states a repair category, a statutory response time, a notice period, a deposit rule, or what a landlord or tenant is entitled to — not even when a tenant asserts one at it. Where a timeframe or an obligation belongs in a message, it is your wording from the tenancy agreement or your own advice. Anything needing a legal answer comes back to you.

Will it let a contractor into a property?

No. It briefs the contractor with the access arrangement you have on file and tells the tenant who is coming and when — it never instructs anyone to enter, never implies a tenant agreed to access they have not, and never commits a tenant to a window without asking you first.

How does it handle arrears?

Carefully. An arrears reminder states the balance, the period and how to pay, in plain language — no threats, no mention of eviction, court, bailiffs or credit files, and no deadline you did not give. If the tenant has already explained a difficulty, that comes to you rather than into a template: an arrangement is your decision, not a draft.

What does the fee math cover?

The management statement. Give it the rent and your percentage (or a flat fee), a tenant-find fee as a percentage of the annual rent or a flat figure, a renewal fee, maintenance at cost with your markup where your agreement allows one, and any line items like inventory or certificates — and it returns the charges, the discount and tax if you apply them, the total, and the landlord’s net for the period. It never sets a fee, and it never touches client money.
